Water:
There is a water well on the property which is permitted at 460’ feet deep.  There is electrical service to the well.

Terrain:
The terrain varies greatly and provides tremendous scenery, long-range views, and excellent wildlife habitat. The eastern side includes the high plateaus at the edge of Sunny Divide. From the divide the property goes into two steep timbered canyons and some high ridges in between. The landscape provides excellent wildlife cover and browse for native mule deer, wild turkeys, whitetail deer, and an occasional elk.  Ponderosa pine, cedar, and bur oak trees along with rimrocks and interesting rock outcroppings provide for unmatched scenery.  Devils Tower, the Missouri Buttes and Keyhole Reservoir can all be seen from the ranch.  Elevations on the ranch range from 4,500 to 4,600 feet about sea level.

Recreation:
Devils Tower National Monument is only about 15 minutes from the ranch.  Keyhole Reservoir and State Park is about a 45 minute drive.  Unlimited recreational opportunities are available in the nearby Bear Lodge Mountains and the Black Hills National Forest.

Access and Location:
The Canyon Ranch is located in the Wyoming Black Hills northwest of Sundance. The ranch is about 2.4 miles off of Highway 14 on Sunny Divide Road, which is a private access easement that is shared with other neighboring properties.

Remarks:
The Canyon Ranch has the “end of the road” seclusion sought by many and with direct access to Black Hills National Forest, mountain scenery and an existing water well, this is a choice Black Hills property.
