Family owned and operated, Arnold Realty, Inc. flourishes in the Black Hills of Wyoming, nourished by wisdom, knowledge and principles drawn from pioneering roots since the late 1800’s. Since starting the company in 1990, founding members Tom & the late Marilyn Arnold and their daughter Julie (Arnold) Pederson have carved their niche and tailored the excellence of this highly-respected firm. Julie and her husband Jim Pederson continue that quest in today’s boutique firm, with primary focus on ranches, recreational land, hunting properties, cabins and country homes. Constructed on the practical, unfailing foundations of hard work, unflinching integrity, team work and knowledge of the territory, Arnold Realty, Inc. offers brilliantly intuitive and caring personalized service.

Jim E. Pederson

Jim’s fiber is woven from unspoken Western principles including handshake-bond honesty, hard work and unrelenting tenacity, acquired while growing up on a Montana ranch near Big Timber. A full ride rodeo scholarship took him through Rapid City, South Dakota’s National College of Business (now National American University) where he earned a Business Management degree along with serving the Rodeo Club as President. As a member of their award winning rodeo team Jim garnered many team roping, calf roping and steer wrestling honors in the Great Plains Region.

Licensed in real estate since 1992 and a fulltime Arnold Realty agent for 23 years, Jim’s expertise has helped the company grow into a well-regarded family firm in the Black Hills area with an impressive sales record that includes many repeat buyers and sellers. This accomplishment, enhanced by the many long-term friendships he’s developed through the real estate business, directly reflect Jim’s broad and intimate knowledge of the land plus his reputation as a straight shooter, which serves his clients well in their pursuit of the “perfect” piece of land. Many repeat clients rely on his proficiency, specializing in ranches, hunting land, recreational properties and 1031 exchanges. Jim’s professional affiliations include the Realtors Land Institute, National Association of Realtors, Wyoming Association of Realtors, and Montana Association of Realtors. He was honored to be the Realtor of the Year for the Wyoming At-Large Membership in 2012. This honor is normally bestowed by other realtor members, however Jim was nominated by one of his clients, making the award extra special for him.

An outdoor enthusiast and NRA member, Jim is an avid big game hunter. Elk are his favored game animal, and when time permits Jim also enjoys target shooting, reloading, training horses and team roping.

Julie L. (Arnold) Pederson

A fourth generation rancher, Julie was born and raised within a few miles of the ranch where she and Jim currently reside near Four Corners, Wyoming. She was in the saddle like most ranch kids around age 2 and has worked with her family in ranching and real estate ever since. Working the ranch she broke and trained colts with her Dad and drove massive draft horse teams. Around age 12 she was reading real estate contracts and plotting legal descriptions. She took over the ranch bookwork and bill paying by the time she was 16. Reflecting on those challenging experiences, Julie grins, “Now, that’s an education.”

In 1990, Julie obtained her real estate license and was a founding member of Arnold Realty, Inc. along with her parents. Most of her quarter century of experience in real estate has been working with Jim each day, where they live by their rare but sincere “the client comes first” philosophy. Julie has earned the E-Pro designation and is a member of the Realtor’s Land Institute, National Association of Realtors, and Wyoming Association of Realtors. She’s further honored in Outstanding Young Women of America and Who’s Who in the West.

As a former Miss Rodeo Weston County, Julie was named First-Runner-up to Miss Rodeo Wyoming and captured the Horsemanship and Personality titles along the way. She’s an energetic community advocate and has volunteered for the Wyoming 4-H Horse Program, Weston County Fair, Miss Rodeo Weston County Association, Miss Rodeo Wyoming Association, and the Newcastle Women’s Connection. Any other rare bits of free time are spent taking photographs of her ranching life, the beautiful country and wildlife in the Black Hills; or perhaps making jewelry or “running” the ranch operations with her dog, Dolly Darlin’.

Not only are Jim & Julie partners in the real estate business, they also work side-by-side in the family ranch as well. Dwelling in the high country near Four Corners where they join Tom in running a commercial cow-calf and yearling operation, they truly live the lifestyle that they market.

Tom Arnold

Founding Member – Retired

Having been licensed in real estate for over 40 years, Tom retired in 2014 to stay on the ranch where he takes care of the cows and manages day care for Julie’s dog. Born and raised in Colorado, Tom was drawn to Wyoming shortly after high school graduation when he took a job as the cowboy managing Black Hills National Forest grazing units and taking care of livestock on summer range there. That occupation led to the meeting of Tom and his future bride, Marilyn. They eventually made their home north of Newcastle near Four Corners not far from where Marilyn grew up — establishing their home, their ranch, and Arnold Realty, Inc. They celebrated well over a half century together in life, ranching and business.

Marilyn was instrumental in getting Arnold Realty, Inc. off the ground, and untiringly lent her expertise, wisdom, personality and verve to grow the business for over 22 years. A “cowboy” at heart, Marilyn had the character and grit to accomplish whatever had to be done, whether in business or on the ranch. Even after illness prevented her riding a horse, everyone knew — and noted — “Marilyn could sort more cows in her Ranger than most men on horseback”.
